Privacy Policy

Version 2.4 - Effective October 24, 2026

Important Notice

HomeTurf Mortgage Marketplace ("HomeTurf," "we," "our," or "us") is a technology platform that connects borrowers with mortgage lenders. We are not a lender, loan broker, or loan servicer. This Privacy Policy explains how we collect, use, and protect your personal information when you use our platform across all four auction modes: Purchase, Refinance, Pre-Approval, and Beat My Rate.

Overview

At HomeTurf, we take your privacy seriously. This Privacy Policy describes how we collect, use, disclose, and safeguard your information when you use our website (www.hometurfus.com) and services. By using HomeTurf, you consent to the data practices described in this policy.

Our platform supports four auction modes - Purchase, Refinance, Pre-Approval, and Beat My Rate - each of which collects different types and amounts of information. This policy describes what is collected for each mode and how that information is shared with participating lenders.

HomeTurf is currently available in 5 states. We handle all user information with the utmost care and in compliance with applicable privacy laws.

Financial Privacy Notice (GLBA)

Why we collect your information. Because HomeTurf helps you obtain competing mortgage offers, we collect nonpublic personal information (NPI) such as your name, contact details, and the financial information you provide (for example, your credit score range, your income, assets, and debts, and any documents you upload).

How we share it. We share your information only as needed to operate the platform and only with your participation: lenders bidding on your auction see the auction details described in Data Collection by Auction Mode, without your name or contact details, and a lender receives your contact details only after you select that lender as your winning bid. When you select, HomeTurf shares your name, email, and phone (and, for a purchase or refinance, the property address) with that lender only. Every lender agrees to our Lender Code of Conduct as a condition of bidding. No lender receives your uploaded documents. We also use service providers that handle information for us, such as Google Cloud's Vertex AI, which reads some uploaded documents (see AI Document Reading below). We do not sell your personal information, and we do not share it with non-affiliated third parties for their own marketing.

How we protect it. We maintain administrative, technical, and physical safeguards designed to protect your information, including access controls that keep your contact details hidden from lenders until you choose one and keep your documents hidden from all lenders.

Your choices. You control which lender, if any, receives your contact details by choosing a winning bid. You can delete your account from your account settings, or ask for a copy or deletion of your data at any time by emailing privacy@hometurfus.com.

Information We Collect

Account Information (All Users)

  • • Name and email address (required for account creation)
  • • Phone number (optional; if you provide it, it is shared with your chosen lender after you select a winning bid)
  • • Account role (borrower or lender)
  • • Password (handled by Google's Firebase Authentication, which stores it only in hashed form; HomeTurf's servers never receive your password)
  • • How you signed up: email and password, Google sign-in, or Quick Start, which emails you a one-time code; we store the code only as a hash, alongside a hashed form of your IP address used to limit repeat requests; the code expires after 15 minutes, and the record is deleted after a day
  • • The campaign link that brought you to the site, copied once onto your account when it is created (see Automatically Collected Information below)

Borrower Information (Varies by Auction Mode)

The information we collect depends on which auction mode you use. See the "Data Collection by Auction Mode" section below for a detailed breakdown.

  • • Purchase & Refinance: Property address, purchase price or estimated value, loan amount, down payment, property type, credit score range (self-reported), employment status, income, assets, and monthly debts, current loan details for a refinance (including your current lender's name, if you enter it or AI reading fills it in), and uploaded documents (purchase agreement; or mortgage statement and, if you add it, property tax bill)
  • • Pre-Approval: Target purchase price range, down payment and loan amount ranges, credit score band, income band, asset range, monthly debts (we save only a range), employment status, first-time buyer and veteran status, the property types and occupancy you are shopping for, target state, purchase timeline, and loan preferences. No property address or documents are collected.
  • • Beat My Rate: Existing interest rate and APR, loan amount (lenders see a $10,000 range; we do not save the exact figure you type, and the amount our systems read from your Loan Estimate for an auction is deleted with the document; the Loan Estimate Decoder, which works without an account, is described under Free Tools & Emails), loan-to-value range, credit score band, income band, asset range, employment status, first-time buyer and veteran status, property type and occupancy, target state, loan type, and loan preferences, plus your Loan Estimate (required). In a Beat My Rate auction, HomeTurf never asks for your current lender's name.

Lender Information

  • • Company name and NMLS number (verified against NMLS Consumer Access)
  • • State licenses and company type
  • • Number of loan officers and loan specialties (optional)
  • • Annual loan volume range (optional)
  • • A photo of your government ID (driver's license or passport), which our reviewer uses to confirm your name matches your NMLS record. Software on our own servers reads the name from it; it is not sent to an AI service, never shared, and deleted no later than 90 days after you upload it, unless the law requires us to keep it.
  • • Notification preferences

Documents You May Provide

  • • Purchase mode: Signed purchase agreement (required)
  • • Refinance mode: Current mortgage statement (required) and property tax bill (optional)
  • • Pre-Approval mode: No documents required
  • • Beat My Rate mode: Loan Estimate from your current lender (required)
  • • Loan Estimate Decoder (no account needed): the Loan Estimate you choose to decode, read in memory and never stored by HomeTurf (see Free Tools & Emails)
  • • Documents you add on the Documents page (optional; not attached to any auction)

Automatically Collected Information

  • • IP address, browser type, and device details, which our hosting providers receive with every request
  • • Error reports and page-load timing (Sentry), with account and auction ids removed
  • • The campaign link that brought you here: the UTM parameters (source, medium, campaign, content and term) and the click-id parameters on the address you arrived at, the domain of the site that referred you, and the page you landed on. We record this on every visit, whatever your cookie choice, in your browser (local storage and a first-party cookie on hometurfus.com, each for up to 90 days), and copy it once onto your account when you sign up, onto a record of each auction you start that only HomeTurf staff can read, and onto any checklist request, breakdown request or decode you make. It is first-party measurement of our own campaigns; Cookies & Tracking describes the little the advertising tags receive from it.
  • • Which public pages you viewed, only if you allow the advertising and analytics tags (see Cookies & Tracking)
  • • A hashed form of your IP address, and of your email address when you request an email, used only to limit how often our free tools can be called; these counters are deleted after 2 days
  • • How far you got in an unfinished auction draft

Data Collection by Auction Mode

Pre-Approval auctions are designed with enhanced privacy. We save financial information only in broad ranges (bands), not exact figures, to minimize the personal data shared while still enabling lenders to make competitive offers.

BMR

Beat My Rate Auction

What We Collect

  • • Your existing interest rate and APR (the benchmark to beat)
  • • Your loan amount (we do not save the exact figure you type; the amount our systems read from your Loan Estimate is deleted with the document)

  • • Property type and occupancy
  • • Target state, loan type, and loan preferences
  • • Your note to lenders, if you write one
  • • Loan Estimate (required)

What Lenders See During Auction

  • • Target state only (no city or address)
  • • The benchmark rate and APR, exactly
  • • Your loan amount as a $10,000 range
  • • Loan-to-value, credit score, income, and asset ranges
  • • Employment status, first-time buyer status, and veteran status
  • • Loan type and property preferences
  • • Your note to lenders, if you write one
  • • NOT shared: Your name, email, phone, current lender's name, Loan Estimate, exact loan amount, property value, or any property address

In a Beat My Rate auction, HomeTurf never asks for your current lender's name, and other lenders never see it. Your Loan Estimate shows the name, so only you and HomeTurf staff can open that file, and it is deleted no later than 90 days after your auction closes, unless the law requires us to keep it.

Free Tools & Emails

Two pages on our site work without an account: the Loan Estimate Decoder, which explains a Loan Estimate section by section, and our page for people getting lender calls after a mortgage application, which offers a checklist. Each can email you what it shows. This section describes what those pages collect and keep.

Loan Estimate Decoder

  • • What is read. You choose a PDF or photo of your Loan Estimate and tick two boxes. Google Cloud's Vertex AI (Gemini models) reads every figure and form choice on the three pages: the loan terms, the projected payments, each closing cost line and section total, the cash to close table, the comparison figures (APR, total interest percentage and the five-year totals), the sale price or estimated property value, the two-letter state of the property, and the prepayment penalty and late payment notes. It is told not to return names, addresses, loan numbers, license numbers or the lender's identity, and our software strips the identifiers it can recognize from what comes back.
  • • What is not stored. HomeTurf never writes the file anywhere. Google keeps it only as long as it needs to read it, under the terms described in AI Document Reading: no training, a temporary cache of up to 24 hours, and a log of up to 90 days if its safety checks flag a request.
  • • What is stored, for 30 days. The figures and form choices, the totals we add up from them, your two consent choices with the time you made them, the file type and page count, the name of the AI model, a hashed claim code that lets your browser act on the decode, and the campaign link that brought you to the site. Only HomeTurf staff can read this record, and once those 30 days end it is deleted by our nightly sweep. Your browser also keeps a copy for the session, until you close the tab.
  • • Starting an auction from a decode. If you are signed in as a borrower and choose Start Your Auction, the record is linked to your account, and the rate, APR, loan type, loan amount as a $10,000 range, loan-to-value range and state are copied into a Beat My Rate draft in your account, which also keeps the id of the decode it came from (see Account Data under Data Retention). You upload the Loan Estimate again in the auction wizard, where it is checked afresh. A record linked to your account is deleted with it.
  • • What the tool is. An explanation of the figures printed on your own form. It is not advice and not a judgment of the loan, and the Decoder is designed not to show or store your lender's name.

Emails You Request: the Checklist and the Breakdown

  • • What we store. Your email address, the boxes you ticked with the time you ticked them, the campaign link that brought you to the site and, for a breakdown, the id of the decode it describes. We use the address to send what you asked for, and for our mortgage shopping guides only if you ticked that second box.
  • • How long. A request without the guides box is kept for 30 days after we send the email and then deleted by our nightly sweep. With the guides box, we keep it until you unsubscribe. Every such email carries a one-click unsubscribe link that works without an account; using it deletes the request, and a hashed form of your address stays on our do-not-email list so we do not email you again (email privacy@hometurfus.com if you later want to hear from us). Our record that the email was delivered stores a hashed form of your address, not the address, and is deleted with the request. These emails do not record opens or clicks.
  • • Who handles them. SendGrid delivers these emails for us. No lender ever sees your address, and we do not sell it.
  • • If you have an account. Deleting your account also deletes any request made with its email address.

How We Use Your Information

We use your information to:

  • • Facilitate auctions between you and lenders across all four auction modes
  • • Verify your identity and prevent fraud
  • • Verify uploaded documents (purchase agreements, mortgage statements, Loan Estimates) where applicable
  • • Read uploaded documents with automated tools, including Google Cloud's Vertex AI (Gemini models), as described in AI Document Reading below
  • • Connect you with appropriate lenders based on your needs and their licensed states
  • • Communicate about your auctions and our services
  • • Improve our platform and user experience
  • • Comply with legal obligations and regulations
  • • Send marketing communications (only with your consent; you may opt out at any time)
  • • Run our free public tools and send the emails you request from them
  • • Measure our advertising with your consent, and tie each auction and request to the campaign that brought the visitor, in a first-party record only HomeTurf staff can read
  • • Provide customer support

AI Document Reading

  • • If you turn on AI verification, we send your purchase agreement or mortgage statement to Google Cloud's Vertex AI (Gemini models), which reads key details so we can check the document and fill in your form. AI verification is off unless you turn it on. Without it, software on our own servers checks a purchase agreement, and HomeTurf staff review it if that check cannot confirm it. If the check finds a clear problem, we ask you to upload the document again. HomeTurf staff review every mortgage statement before a Refinance auction goes live. Your property tax bill is never sent to an AI service.
  • • In a Beat My Rate auction, we normally send your Loan Estimate to Google Cloud's Vertex AI (Gemini models), which reads the rate, APR, loan amount, and property value, and we check the rate and loan amount against what you entered. HomeTurf keeps the figures read from it to check your benchmark; lenders never see the loan amount or property value read from it. If the check cannot confirm your figures, or if AI reading is paused or unavailable, HomeTurf staff review the Loan Estimate before your auction goes live.
  • • The Loan Estimate Decoder, which works without an account, sends the Loan Estimate you choose to Google Cloud's Vertex AI (Gemini models) in the same way, reads every figure and form choice on it, and keeps those figures for 30 days (see Free Tools & Emails). HomeTurf never stores the file.
  • • For lenders, the AI quote suggestion and AI insights send the auction details lenders can see, and your own past quotes, to Google Cloud's Vertex AI (Gemini models). They never include other lenders' quotes or the borrower's note.
  • • Vertex AI is a Google Cloud service, which Google now calls Gemini Enterprise Agent Platform. Under Google Cloud's terms, Google does not use what we send it, or its replies, to train or fine-tune AI models. HomeTurf does not use document content to train AI models either.
  • • Google keeps what we send only as long as it needs to produce a reply, and does not keep the reply, though it may hold a temporary cached copy of both for up to 24 hours. If Google's automated safety checks flag a request as possible misuse, Google may log that request, including any document in it, for up to 90 days to check whether it breaks Google's usage policies, and authorized Google employees may review it.
  • • A purchase contract, mortgage statement, or Loan Estimate you add on the Documents page is checked by software on our own servers. Files you add on the Documents page are not sent to an AI service, not attached to any auction, and not shown to any lender. They are deleted no later than 90 days after you upload them, unless the law requires us to keep them.

Information Sharing

Sharing with Lenders

When you create an auction, we share information about your auction with participating lenders so they can make offers, but never your name, email, phone number, or street address. The exact information shared varies by auction mode (see "Data Collection by Auction Mode" above).

Across all modes, the following is NEVER shared with lenders during an auction:

  • • Your name
  • • Your email address
  • • Your phone number
  • • Your street address
  • • Your exact income, assets, and monthly debts
  • • Your documents

Purchase and Refinance auctions show the exact property and loan figures described above, because accurate offers depend on them.

After you choose a lender, only that lender receives your contact details. No lender receives your uploaded documents. Lenders you did not choose receive no identifying information.

We may also share your information with:

  • • Service Providers: We use these service providers to run HomeTurf: Google Cloud and Firebase (database, file storage, sign-in, server functions, and reCAPTCHA bot protection), Vercel (website hosting), SendGrid (email delivery, including the checklist and breakdown emails you request), Google Cloud's Vertex AI, using Gemini models (AI reading of documents, the Loan Estimate Decoder, and lender quote tools), Stripe (lender billing), Sentry (error reports), and Google Fonts (fonts). reCAPTCHA, Google Fonts, and Sentry load on our pages without a cookie choice because the site needs them to run securely, display correctly, and report errors; Stripe loads only on the lender billing page. With your consent, the Meta pixel, Google Analytics 4 and the Reddit pixel also load on our public pages to measure our advertising; see Cookies & Tracking.
  • • Legal Requirements: When required by law, subpoena, or court order
  • • Business Transfers: In connection with a merger, acquisition, or sale of assets
  • • Protection of Rights: To protect our rights, property, or safety, or that of our users
  • • With Your Consent: When you explicitly authorize sharing

We do NOT sell, rent, or trade your personal information to third parties for their marketing purposes.

Auction Privacy

Your Privacy During Auctions

What Lenders See (Purchase & Refinance)

The city, state, and first 3 digits of the ZIP code, property type, and the exact price or value, loan amount, down payment, and, for a refinance, current loan details, because accurate offers depend on them. Credit score, income, and assets are shown as ranges.

What Lenders See (Pre-Approval & Beat My Rate)

Target state only (no city or address), and credit score, income, and asset ranges. Pre-Approval also shows a price range, a loan amount range, and your purchase timeline. Beat My Rate shows the benchmark rate and APR exactly and the loan amount as a $10,000 range. No property address or city is shared.

What Stays Private (All Modes)

Your name, email, phone number, street address, and uploaded documents are never shared during the auction. Lenders see your credit score, income, and assets only as ranges. HomeTurf never asks for your current lender's name in a Beat My Rate auction.

After You Accept a Bid

Only the lender you choose receives your contact details. No lender receives your uploaded documents. Lenders you did not choose receive no information about you. The winning lender is required to contact you within 36 hours.

Data Security

We implement industry-standard security measures to protect your information:

  • • Encryption in transit: Data sent between your browser and HomeTurf is encrypted with TLS.
  • • Encryption at rest: Our database and file storage run on Google Cloud, which encrypts stored data by default with AES-256.
  • • Access Control: Access rules on our database and file storage limit each account to its own private data, and no lender can open a borrower's documents.
  • • Authentication: Your password is handled by Google's Firebase Authentication, which stores it only in hashed form. HomeTurf's servers never receive your password.

While we strive to protect your information, no method of transmission over the internet is 100% secure. We cannot guarantee absolute security but are committed to maintaining robust protections. See our Security page for more details.

Data Retention

Document Retention

We delete the documents you upload, and the information our systems read from them, no later than 90 days after your auction closes. An auction closes when bidding ends or when you cancel it; if it never goes live, the 90 days start from its last change. A document that is never used in an auction is deleted no later than 90 days after you upload it. We keep a document longer only when the law requires us to, for example under a court order or a regulator's request. After we delete a file or the information read from it, it can stay in our cloud provider's recovery storage for up to 7 days, where only HomeTurf administrators can restore it. What Google keeps when its AI reads a document, a temporary cache and logs of requests its safety checks flag, is described in AI Document Reading. You can ask us to delete your documents sooner, at any time, by emailing privacy@hometurfus.com.

Account Data

We retain your account information for as long as your account is active. You may request deletion of your account at any time. Some information may be retained as required by law or for legitimate business purposes. If you start an auction and do not launch it, we keep the unfinished draft in your account for about 30 days after your last change so you can pick up where you left off; it is visible only to you and to HomeTurf staff for support, and it is deleted when you launch the auction, discard the draft, or delete your account. Your auction details, such as the figures you entered or confirmed and the offers you received, stay in your account until you delete your account. Deleting your account permanently deletes your profile, auctions, bids, and documents, any checklist or breakdown request made with your email address, and any decoded Loan Estimate you turned into an auction draft. We keep a record that the account was deleted, with its email address, so we can show the request was carried out. A lender you chose keeps the contact details you shared with it.

Pre-Approval & Beat My Rate Data

Your credit and income are held and shared as bands, never as exact figures. Pre-Approval additionally uses the price range you set rather than a single figure. In Beat My Rate, your benchmark rate and APR are shown to bidding lenders exactly, because the whole purpose is for lenders to beat a specific offer, while your loan amount is shared only as a $10,000 range. In an auction, HomeTurf also keeps the loan amount and property value read from your Loan Estimate to check your benchmark; lenders never see them. Your name, contact details, and current lender's name are never shared with them.

Free Tools & Requested Emails

A decoded Loan Estimate (the record described under Free Tools & Emails; the file is never stored) is kept for 30 days after the decode and then deleted by our nightly sweep, or deleted with your account if you turned it into an auction draft. A checklist or breakdown request is kept for 30 days after the email is sent and then deleted the same way, or, if you asked for our guides, when you unsubscribe or delete your account; the hashed delivery record goes with it. A hashed form of an unsubscribed address stays on our do-not-email list until you ask us to remove it. The counters that limit how often the tools can be called hold hashed values only and are deleted after 2 days.

Your Rights

You have the right to:

  • • Access: Request a copy of your personal information
  • • Correct: Update or correct inaccurate information
  • • Delete: Request deletion of your personal information (subject to legal requirements)
  • • Opt-out: Unsubscribe from marketing communications at any time
  • • Port: Receive your data in a portable format
  • • Restrict: Limit how we use your information in certain circumstances

To exercise these rights, contact us at privacy@hometurfus.com

Cookies & Tracking Technologies

We use cookies and similar technologies to enhance your experience:

  • • Essential Cookies: Required for platform functionality (authentication via Firebase, security, session management)
  • • Preference Cookies: Remember your settings and preferences
  • • Advertising and analytics cookies (optional, consent required): set by the Meta pixel, Google Analytics 4 and the Reddit pixel, described below.

Analytics & Advertising: With your permission, we load three tags on our public pages: the Meta (Facebook and Instagram) pixel, Google Analytics 4 and the Reddit pixel. The pages are the home, Get Started, Borrowers, Lenders, Pricing, About, FAQ, Careers, Contact and Sign Up pages, plus the Loan Estimate Decoder and the page for people getting lender calls. The tags send nothing from account, auction, dashboard or admin pages. They tell each network which of those pages you viewed and, when it happens, that you started or finished creating an account and whether it is for a borrower or a lender, that you asked us to email you a checklist or a Loan Estimate breakdown, that you decoded a Loan Estimate, and that you chose Start Your Auction, in each case with only the name of the tool, the step and the destination. Reddit also receives a random number with each of those events so that it can discard a duplicate report of the same event; the number does not identify you. Google Analytics also receives the channel of your visit in coarse form (for example reddit, paid click, and a campaign name), taken from the campaign link described under Automatically Collected Information; Meta and Reddit do not. Each network also receives your IP address and browser details. Meta and Reddit use this information to measure our ads and to show HomeTurf ads to people who visited, and can connect it to your account with them. Google Analytics measures only: it runs with Google signals and ad personalization off, so what it collects is not used to show you ads. We never send any of them your name, email address, phone number, or any rate, fee, loan amount or property detail.

The cookies these tags may set on our site are _fbp and _fbc (Meta); _ga, _ga_ followed by our property id, _gid and the _gcl_ cookies (Google); and _rdt_uuid, _rdt_cid and _rdt_em (Reddit).

Email: Most of our emails record, through SendGrid, whether they were opened and which links were clicked. Emails that contain a borrower's contact details or a sign-in code do not, and neither do the checklist and Loan Estimate breakdown emails you request from our free tools.

Advertising and analytics cookies are optional. Choosing "Essential only" means none of the three tags loads, and the platform works exactly the same. If your browser sends a Global Privacy Control signal, we treat it as a choice of essential cookies only, and no tag loads. To change your choice at any time, select "Your Privacy Choices" at the bottom of our public pages. If you switch to essential cookies only, we expire the cookies listed above that were set on our site and reload the page, and the tags stop loading. Your cookie choice does not change the first-party campaign record described under Automatically Collected Information, which is not shared with the networks beyond the coarse channel labels sent to Google Analytics with your consent. You can also control cookies through your browser settings, though disabling essential cookies may limit some platform functionality.

California Privacy Rights

California residents have additional rights under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA):

  • • Right to Know: What personal information we collect and how it's used
  • • Right to Delete: Request deletion of your personal information
  • • Right to Opt-Out of Sale or Sharing: We do not sell your personal information. The advertising tags described under Cookies & Tracking may be treated as "sharing" for cross-context behavioral advertising under California law. Choosing "Essential only" opts you out, and a Global Privacy Control signal from your browser is honored as that request.
  • • Right to Non-Discrimination: Equal service regardless of exercising privacy rights
  • • Right to Correct: Request correction of inaccurate information

To exercise these rights, California residents can contact us at privacy@hometurfus.com

Children's Privacy

Our services are not directed to individuals under 18 years of age. We do not knowingly collect personal information from children. If we become aware that we have collected information from a child under 18, we will delete it immediately. If you believe we have collected information from a minor, please contact us at privacy@hometurfus.com.

Changes to This Policy

We may update this Privacy Policy periodically. We will notify you of material changes by posting the new policy on our website, updating the "Version" and "Effective" date at the top of this page, and sending you an email notification. We post corrections and clarifications the same way, with the new date at the top of this page. Your continued use of HomeTurf after changes become effective constitutes acceptance of the updated policy.
