HomeTurf Mortgage Marketplace operates as a technology platform that enables borrowers to receive competing offers from licensed mortgage lenders through a reverse-auction system. HomeTurf is not a mortgage broker, lender, loan servicer, or financial advisor.
HomeTurf does not make lending decisions, issue loan approvals, lock interest rates, guarantee any rates or terms, perform credit checks, verify borrower information, or provide financial advice. All lending decisions are made independently by participating lenders based on their own underwriting criteria.
HomeTurf does not recommend or endorse any lender or loan product. All lender offers are presented neutrally. Borrowers make their own independent decisions about which lender, if any, to contact.
HomeTurf does not charge borrowers any fees. During the current beta period, lender access is also free. Post-beta, lenders will pay a flat SaaS subscription fee for platform access. No lender pays HomeTurf based on referral volume, conversion rates, or loan closings. No lender receives preferential placement or visibility based on their subscription status.
HomeTurf operates as a technology platform under state technology-provider exemptions where available. Where a state requires it, we obtain the appropriate license: a Florida license application, including NMLS company registration, is in progress. This page will be updated with our NMLS Unique Identifier once registration is complete.
All lenders on the HomeTurf platform are independently licensed mortgage professionals. Before any lender can participate in auctions, HomeTurf verifies:
You can independently verify any lender's credentials through NMLS Consumer Access using their NMLS number, which is displayed on their profile and every bid they submit.
HomeTurf is currently available in 5 states during our beta period. Borrowers may only create auctions for properties or target areas in available states. Lenders may only bid on auctions in states where they hold active licensure.
HomeTurf does not take residential mortgage loan applications as defined under Colorado law (CRS 12-10-701 et seq.). HomeTurf provides a generic referral of borrower interest to multiple licensed lenders simultaneously. HomeTurf does not offer or negotiate loan terms. The Colorado Division of Real Estate regulates mortgage companies in this state.
HomeTurf does not accept formal mortgage loan applications, negotiate loan terms, or issue loan commitments. Information such as credit scores and income is collected in broad ranges only and is self-reported by borrowers. HomeTurf does not verify borrower financial information. HomeTurf informs borrowers of the availability of licensed mortgage lenders as permitted under NCGS 53-244.030(21).
HomeTurf does not originate residential mortgage loans as defined under Texas Finance Code Chapter 156. Consumers wishing to file a complaint against a mortgage company should contact: Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, TX 78705.
HomeTurf is not a mortgage broker or mortgage lender as defined under Wisconsin Statute 224.72. HomeTurf operates as a technology platform connecting borrowers with licensed lenders. The Wisconsin Department of Financial Institutions regulates mortgage professionals in this state.
HomeTurf is a technology platform and does not make, broker, originate, or service residential mortgage loans, take mortgage loan applications, negotiate loan terms, or solicit mortgage loans on behalf of any lender. Borrowers independently decide which lender, if any, to contact. All lending decisions are made by lenders licensed in Florida. The Florida Office of Financial Regulation regulates mortgage professionals in this state.
HomeTurf does not charge borrowers any fees. HomeTurf's services are not required to obtain a residential mortgage loan. The full range of loans available in the market may not be listed on HomeTurf's platform, and different terms and conditions, including lower rates, may be available from lenders not participating on the platform. Interest rates quoted by lenders are subject to change unless and until an interest rate lock agreement has been made between you and the lender. HomeTurf does not issue rate locks.
