NMLS Information & Compliance

Understanding the Nationwide Multistate Licensing System and how it protects you

Important Disclosure

HomeTurf Mortgage Marketplace is NOT a mortgage lender, mortgage broker, or loan servicer. We are a technology platform that connects borrowers with independent, licensed mortgage lenders.

As a technology platform, HomeTurf operates under state technology-provider exemptions where they are available. Where a state requires registration or licensing, we obtain it: a Florida license application, including NMLS company registration, is currently in progress, and our NMLS Unique Identifier will be published here once it is issued. All lenders on our platform are required to maintain proper NMLS registration and state licensing, which we verify before they can participate.

What is the NMLS?

The Nationwide Multistate Licensing System & Registry (NMLS) is a centralized system for licensing and registering mortgage loan originators, lenders, and brokers across the United States. Created by the Conference of State Bank Supervisors (CSBS) and the American Association of Residential Mortgage Regulators (AARMR), the NMLS:

Ensures lenders meet federal and state requirements

Provides transparency in the mortgage industry

Protects consumers from unlicensed operators

Tracks licensing history and violations

Standardizes licensing requirements across states

Enables public verification of credentials

How We Verify Lenders

NMLS Verification

Before any lender can access our platform, we verify their NMLS registration. We check that their NMLS ID is valid, active, and in good standing.

  • • Automated NMLS credential verification
  • • Verification of active license status
  • • Ongoing periodic re-verification

State Licensing

Lenders can only bid on auctions in states where they hold an active license. We verify state-specific licensing before allowing bids.

  • • State license verification for each auction
  • • Lenders must maintain licenses in all states they operate
  • • Automatic restriction if license lapses

Transparency

Public access to licensing information ensures transparency in the mortgage industry and helps maintain trust between borrowers and lenders.

Frequently Asked Questions

Does HomeTurf have an NMLS number?

HomeTurf is a technology platform, not a lender or broker, and operates under technology-provider exemptions where they are available. Where a state requires it, we register: a Florida NMLS company registration is in progress, and we will publish our NMLS Unique Identifier here once it is issued. We also verify that every lender on our platform holds valid NMLS registration and state licenses.

Where can I find a lender's NMLS number on HomeTurf?

Every lender's NMLS number is displayed on their bid card and profile page. You can click the NMLS link to verify their credentials directly on the NMLS Consumer Access website.

What if a lender's NMLS registration becomes inactive?

We periodically re-verify lender credentials. If a lender's NMLS registration becomes inactive or they lose their license in a state, they are automatically restricted from bidding in that state. If you have concerns, please report them to support@hometurfus.com.

Should I verify the lender myself?

While we verify all lenders on our platform, we encourage you to independently verify any lender you're considering working with. It's a free, quick check that provides peace of mind. Use the NMLS Consumer Access link above.

Report Licensing Concerns

If you encounter a lender on our platform who appears to be operating without proper NMLS registration or state licensing, please report it immediately.
